Do this if you have a Spanish-style roof with clay or concrete tiles:
Look for cracks and chipped tiles.
The cause can be tree branches that have fallen or blown over the tiles. Remember that the earth is always moving so seismic activity can eventually damage tiles as well.
Tiles can get damaged from anyone who’s walked on the roof. Maybe you had a cable installer years ago who had to go up on your roof to make the installation.
Look for misaligned tiles.
Small gaps can let water drip onto the underlayment and into the attic.
Spanish-style homes often have stucco walls meeting tile roofs — inspect these for cracks.
If you have asphalt shingles, do this:
Look for granule loss.
Our many sunny days in the San Gabriel Valley focuses damaging UV rays on your roof. Older roofs that lose the granules are letting the summer sun’s heat penetrate the shingles and weaken seams. This increases the risk of leaking during winter rains.
If your shingles are lifting or curling after Santa Ana winds then they’ve become old and brittle. If you lose a row of shingles, they can often be replaced. But curling shingles is a sign that your roof is aging and eventually needs replacing.

Make sure tree branches aren’t scraping your roof and brush off leaves or other debris that can weaken seams.
Check the flashing around chimneys, HVAC systems, and vents. Make sure they’re sealed. Otherwise, call Garvey Roofing to seal them up.
After heavy winds or once or twice a year, check for nails that coming loose, especially on ridge caps. These can likely be repaired but they can also be signs on an older roof that you need a new roof installation.
