Scan your roof
You don’t have to go onto the roof. You might not even need a ladder. If you want to keep your fee on the ground, use binoculars to get a close look at potential wear and problem areas.
Do your shingles have a light or silvery shine?
If so, that usually means the fiberglass is showing through and this is a common sign of a roof that may need replacing sooner rather than later.
Do you see granules in your gutter or on your driveway?
If you’re staying on the ground and you see granules in your yard or on your driveway, this means your asphalt shingles are losing the protective UV coating.
Heat in the summer is penetrating your roof and transferring into your attic, heating your home’s interior.
Do the vents on your roof have bent or straight flashing? Can you see if the caulking is cracked or if it looks smooth?
The protrusions on your roof are places for potential leaks. You can maintain their health by sealing the base.
Is your drip edge bent or missing in any areas?
If your drip edge is damaged or bent, this can allow rain to curl under and affect your fascia.
How are the seams?
Can you tell if the seams from one part of your roof to another are overlapping properly?
The valleys of your roof are another place for potential leaks. Summer heat will weaken the seams so they’re not able to protect against winter rains.
Do your shingles seem brittle or are they curled?
Asphalt shingles should lay flat. If they’re curled at the edges or if they seem brittle then that’s a sign of aging.
Are nails missing?
Winds can lift shingles and loosen nails. Thomas Garvey can inspect to see if it’s due to improper nailing techniques or because the shingles are old and worn.
Do you see water spots in the attic?
If water is seeping into your attic then one cause could be leaks around your roof vents. The other cause could be that your shingles and underlayment aren’t protecting your home.
