High winds just tore through the San Gabriel Valley this week. How did your property hold up?
Occasionally inspecting, maintaining, and repairing your roof will save you money in the long run. And so will installing a new roof sooner rather than later.
Deferred maintenance becomes expensive.
Maintain the Little Things
Look for ways to maintain your home or commercial building with little repairs to avoid big fixes later.
Here’s an example.
Recently, a kitchen drawer got stuck each time I pulled it out. You had to lift and carefully maneuver it to pull it out. The problem was a roller on one side had gone out. The rollers on the drawers were well over 30 years old.
Adding new rollers and guides on the sides of the drawers made an incredible difference. I barely touch the handle and the drawer easily slides open.
I checked the other five kitchen drawers and each one needs a tug to pull open. The rollers seem okay but the guides need cleaning and I’ll see if that makes it easier to open. It’ll require a little time and maybe a few dollars.
Now’s a good time to check your roof and see if you have exterior paint peeling.
Here’s what you need to check on your roof:
- Missing shingles and especially ridge caps
- Ventilation like low profile vents and attic fans
- Drip edge and flashing to protect around protrusions
- On flat roofs, does the decking feel spongy?
- Under the eaves do you see rotting wood?
- Are tree branches scraping over your shingles or tile?
It’s possible to make repairs like replacing missing shingles.
You may need to add low profile vents or an inexpensive attic fan to keep air circulating in your attic and reduce heat buildup for the summer.
Little repairs now can save money later.
And if you need a new roof installed, but need to save for it, then do as much maintenance as possible to keep your roof lasting long.
Check your exterior paint, too.
If it’s peeling badly then you may need to caulk, tape, and repaint specific areas.
