This is the most common question Thomas Garvey receives as he visits homeowners and commercial building owners in the San Gabriel Valley:
Do I need a new roof or can I get my roof repaired?
Thomas understands.
No one wants to pay for a new big-ticket item if they can get the roof repaired.
Thomas’ answer to the question reveals how he runs his company and how he works with homeowners.
Take note: all estimates are free and Garvey Roofing guarantees all labor and materials.
That’s peace of mind for homeowners, condominium associations, and commercial building owners from Azusa to Alhambra and all cities in between.
Let’s Assess Your Roof
Let’s do a little detective work to determine if you should invest in a new roof or have Garvey Roofing repair your roof.
Question 1
What are your goals?
Do you plan to live in your home for at least the next decade? If you’re older and moving into retirement years and beyond do you plan to keep the home in the family?
Are you planning to sell within the next 5 to 7 years?
Summary: the longer you plan to stay in your house or own your building then the more sense it makes to invest in a new roof. If you’re planning to sell within the next few years then a repair may be all you need.
Question 2
Is your roof leaking now and, if so, where?
If you have a leak along a protrusion in the roof like a vent, chimney, or skylight then that might easily be repaired.
If your roof is leaking into the attic or down a wall and it’s showing on the insides then you may want to invest in a new roof.
Thomas will inspect your roof, looking at the seams, your decking, and your current materials.
Question 3
What’s the current condition of your roof?
The more brittle your shingles are and if they’re curled then the less protection they’re offering. Are you noticing granules in your gutters or on the ground? These protect your roof from the sun’s harmful rays and reduce transference inside the house.
The more of those that are missing, then the more likely you’ll be better off with a new roof.
Your roof is made up of a system like decking, underlayment, and the outer layer of shingles or tiles. Attic ventilation is an important part of an overall roofing system.
Benefits of a New Roof
If your roof is older, then there are benefits to installing a new roof.
Garvey Roofing will use the best underlayment and tile or shingles to repel the sun’s rays and keep the roof surface as cool as possible. This makes your home energy efficient, too, and is good for the environment.
A new roof looks nice and can add to your home’s overall beauty.
You can use your roof to harvest rainwater to irrigate flowers and fruit trees.
