The sun impacts your roof and can cause gradual deterioration because heat loosens and weakens seams. Pouring rain washes off the protective granules and the summer sun bears down again with the UV rays heating the surface. The cycle degrades your roof and it’ll eventually leak when the rains hit.
So how do you know if you need a new roof or you can have your roof repaired?
If your roof is more than 20 years old, and you’re planning to live in your home for at least several years, then it’s best to invest in a new roof. You’ll be able to have new decking, newer underlayment that reflects the sun’s most damaging rays, and you’ll have a roof that boosts your curb appeal.
A new roof that’s properly installed keeps warmth inside during the winter and reduces heat transferring from the outside in during the summer. This means you’ll save on utility bills.
Deferred maintenance becomes more expensive the longer you put it off.

How about roof repairs?
Examples of roof repairs may be sealing protrusions around pipes or skylights in your roof, installing new drip edge, or replacing part of the decking if water pools in one area.
