Here’s a brief checklist to see if you need a new roof or if you can have a roof repair.
- How old is your roof? If it’s more than 20 years old, then it could be time for a new roof.
- Do your shingles curl? Curled edges is a sign that your shingles are brittle.
- Do you see excess granules in your gutter? The granules protect from the sun’s most harmful rays. If they’re washed off, then heat is getting through your roof into your attic. Your roof is losing protection.
- Is your flashing old, bent, and do you have protection around protrusions like vents, chimneys, and along the edge of your roof?
- Does your roof feel spongy if you walk on it? This is most easily felt on low slope surfaces. Your decking might need replacing.
- How long do you plan on living in your home? If you’re planning to sell within the next five years and your leak is minimal then it’s possible you can have a repair. If you’re planning to live in your home for the next decade or longer, then investing in a newly installed roof with the newest roofing materials may be a smart move.
