Using the checklist will assist you in answering the all-important question: Should you get a new roof installed or have your current roof repaired?

Now the 15 point checklist
Let’s deal with your roof.
- On shingle roofs, do you see shingles curling, cracking, and can you tell if they’re dry and brittle? Those are signs of aging and wear.
- Are granules in the gutters or in the driveway or parking area? If so, you’re losing protection against the sun’s UV rays. They’ll damage the roof further and cause degradation that lets the rain seep in.
- After high winds, are you noticing shingles on the ground?
- For tile roofs, can you tell if the underlayment is torn or degraded? Older underlayment can’t reflect the sun’s harmful rays the way newer underlayment like Therma Sheet can.
- In low slope areas especially, is the deck spongy and does water puddle in one specific place?
- What’s the approximate age of your roof?
Now, let’s focus on your attic.

Is your attic properly vented so heat can escape easily in hot summer weather with low-profile vents and/or an attic fan?
- Does your attic have the proper amount of insulation or is it in clumps?
- Do you see water spots on the inside of your attic? If so, that could be a sign that water is seeping through.
Other issues.
- Is the metal flashing around the roof’s edge damaged or missing?
- Do you see water underneath the eaves and is the wood solid or rotting?
- Do you know if the vents, chimney, or HVAC system on your roof has flashing properly installed?
- Are your gutters leaking and are they tucked underneath flashing?
- Is your exterior paint peeling? Could be a sign of moisture getting into the walls.
Next, consider your goals and needs.
