This is the most common question that Thomas Garvey gets when he sees someone in the San Gabriel Valley who’s asked for a free roofing estimate.
It doesn’t matter whether the homeowner or commercial building owner is in Arcadia, Temple City, or Alhambra. No one wants to spend money if they don’t have to.
How do you know what to do?
Think of installing a roof if it’s older and showing signs of aging.
Repair a roof when a problem surfaces like after a bad storm.
Install your new roof if …
If you’re existing roof is more than 20 years old and is showing signs of wear. Shingle roofs will have missing granules and the fiberglass will begin showing through with streaks of gray or white.
Shingles are curled. This mean they’re drying out show a roof’s age and that the roof is letting hot air into the attic.
Pieces of shingles are missing.
The underlayment is compromised and is a single layer of older felt or roofing paper.
These three conditions mean the sun’s UV rays are hitting the roof and heat is seeping to the interior instead of reflecting off. Your air conditioning is going to work harder in the summer and your heater will run longer in the winter.
Your tile roof is cracking.
If your roof’s structure is sagging and there’s ongoing leaking then it’s likely smart to replace your tile roof.
And if you have rainwater leaking into your house, then that can definitely be a sign to replace your roof.
Repair your roof if …
You’re missing a few shingles after a powerful wind storm like ridge caps or a small line of shingles.
The drip edge is slightly bent or otherwise damaged or you’re missing flashing around protrusions like vents and HVAC units.
Nails are missing and are lifted out due to high winds or the age of a roof.
What you should do
Get a free estimate from Garvey Roofing on the cost of installing a new roof and the possibility of repairing your roof.
Let Thomas Garvey know your goals for home ownership or owning your commercial building.
Do you plan to own your home for a few more years and then sell?
If so, a repair may work and disclose any roofing conditions in your sales agreement.
Are you going to rent your home for the long term or live in it for many years to come?
In that case, consider installing a new roof. You may be saving money over the long term.
Rule of thumb: the longer you plan to own your home or building, and the more wear and tear is on your roof, then the more likely it is that you should install a new roof.
Benefits of installing a new roof
Today’s underlayment is stronger than ever and the newest roofing materials are manufactured to keep a structure as energy efficient as possible.
Newer roofing materials like the underlayment Therma Sheet reflect the sun’s rays more effectively than older materials.
Newer shingles or tile will also repel the sun’s heat. This means improved insulation and greater energy efficiency.
While you might not want to spend money for a new roof now, do you think the cost will go up or down in the next several years? Labor and materials costs don’t drop.
