Don’t let the sun’s UV rays or rain ruin your flat roof.
Apartment owners and homeowners can make their flat roofs last with a silicone roof coating.
Thomas Garvey of Garvey Roofing says, “Silicone coating over a flat roof is the way of the future.”
The coating freezes the roof in time. “It stops aging. It’s cheaper than a roof replacement. It lasts longer and it reflects the sun’s UV rays.”
Roof coatings improve energy efficiency, too, and lower roof temperatures by 15 degrees.

Roof coatings vs roof replacement
“It’s expensive for apartment building owners and homeowners to replace a flat roof. If you have a building with air conditioners or your home roof has an HVAC unit on the roof then a coating can be the way to go, especially if you don’t want to mess with the roof.”
Thomas says removing the roof is three times more expensive than maintaining it.
“Your roof is worth saving and the coating makes it last as long as possible.”
Arcylic and silicone are the two main types of roof coatings.
In the San Gabriel Valley, acrylic coatings are popular because we have minimal rain and it costs less than silicone. However, silicone forms a seamless, flexible membrane that resists roofs with ponding water and it can last longer than acrylic. Arcylic coatings don’t perform well under water that constantly ponds.
Silicone has a natural elasticity so it expands and contracts as the temperature changes and won’t crack. It also reflects enough of the sun’s heat that air conditioning and heating bills stay as low as possible.
The coating performs well by protecting against the hottest of summer heat and the hardest winter rains.
It’s part of a roofing sytem for all seasons.
Silicone roof coating tip
Plan to wash it off about once a year.
“The only problem with silicone as opposed to acrylic like leaving a white car outside without washing it,” says Thomas. “It gets dirty. The roof reflects the most heat when its at its whitest.”
Hose it down makes sense.
“A clean roof is a happy roof. Don’t count on the rain for cleaning it. Just before summer, go up on the roof and hose it down. Pressure works well, too.”
You can inspect it once in a while for punctures and re-roof years into the future if the silicone wears down.
